How much does drywall cost per sheet?

A two-person crew can hang roughly 55 to 65 sheets a day on open commercial framing and closer to 35 to 45 on a chopped-up residential remodel. Material is only one line; tape, mud, corner bead (paper-faced or metal), screws, primer, and Level 3 vs Level 5 finish drive the labor side. Quote them separately or you will undercut yourself by 20 to 30 percent.

Pull wall and ceiling area off the plan

Perimeter times ceiling height for walls; floor area for the lid. If the spec calls for 5/8 Type X on garage ceilings or party walls, takeoff that area separately — it is a different SKU and a different price.

Subtract the openings that matter

Pull the obvious cutouts: door openings, picture windows, big returns. Leave outlet and switch boxes in the count; the offcut from a door header still ends up in the dumpster, not on a wall.

Pick the panel and run the count

On 9-foot ceilings, a 4x12 lays horizontal and gives you a single butt joint per wall — usually worth the extra freight. On a remodel with stairwells, 4x8s carry easier and waste less.

Lay in finishing and consumables

Plan on roughly 0.053 lb of joint compound per SF for tape and three-coat finish, about 1 lb of screws per 1,000 SF, and one 500-ft roll of paper tape per 35 to 40 sheets. Add primer and texture if the scope calls for it.

  • Watch out: Level 5 finish (skim coat) on a job spec doubles taper labor versus Level 3 — about 2.5x the mud and 1.7x the time per published USG technical data.
  • IBC 711 and IRC R302 require Type X 5/8 on the garage-side ceiling under habitable space and on common walls in townhomes. Substituting standard 1/2 will fail inspection.
  • Field tip: stack drywall flat against an interior wall, never on edge against drywall. A leaning bundle on warm summer concrete sags overnight and you will fight every joint.

How many sheets for a 12x14 bedroom with 8-foot ceilings?

Walls are 52 LF x 8 = 416 SF, ceiling adds 168 SF, so about 584 SF net. In 4x8 panels (32 SF each) that is 19 sheets pre-waste, 21 sheets ordered at 10 percent. In 4x12 panels, 13 sheets pre-waste, 15 ordered.

What waste factor should I really use?

10 percent for square rectangular rooms with simple ceilings; 12 to 15 percent for kitchens and baths with lots of returns; 18 to 20 percent for vaulted ceilings or curved walls. Tracking actual scrap on five jobs will calibrate this faster than any rule of thumb.

My plans do not show a finish level — what should I assume?

Default to Level 4 for painted walls in occupied spaces and Level 5 only where critical lighting (raking sidelight, gloss paint) will hit the surface. Spell the assumption out in the proposal so you are not on the hook for skim-coating a whole house.

Why do my crews always come up short on screws?

Probably because the spec is denser than estimated. Code (IRC R702.3.5) requires fasteners every 16 inches on walls and 12 inches on ceilings for 1/2-inch board — that is roughly 32 screws per 4x8 sheet, not the 24 most takeoffs assume.
